Job Summary:
The Property Manager will be responsible for overseeing a portfolio of residential properties, ensuring their efficient and effective management. The primary goal of this role is to provide outstanding service to both landlords and tenants, ensuring smooth tenancy operations and maintaining strong relationships with all stakeholders.
Responsibilities:
- Manage a portfolio of residential properties, including single-family homes, apartments, and student lets.
- Serve as the main point of contact for landlords, tenants, and contractors, handling inquiries, complaints, and requests promptly and professionally.
- Conduct property inspections, both at the beginning and end of tenancies, and document any damages or necessary repairs.
- Coordinate maintenance and repairs for properties, liaising with contractors and ensuring timely resolution of issues.
- Oversee the tenancy process, including advertising vacant properties, conducting viewings, screening prospective tenants, and preparing tenancy agreements.
- Collect rent payments, monitor arrears, and take appropriate action in accordance with company policies and procedures.
- Respond to emergencies or urgent maintenance issues outside of regular working hours as required.
- Maintain accurate and up-to-date records of property inspections, maintenance activities, and tenant communications.
- Stay updated on relevant legislation, regulations, and best practices in the property management industry.
- Assist with other administrative tasks as needed to support the smooth operation of the company.
Qualifications and Experience:
- Previous experience in property management is preferred but not essential. Candidates with a background in customer service or administration will also be considered.
- Excellent communication and interpersonal skills, with the ability to build and maintain positive relationships with landlords, tenants, and contractors.
- Strong organizational and time management abilities, with the capacity to prioritize tasks effectively and meet deadlines.
- Attention to detail and accuracy in documenting property inspections, maintenance activities, and tenant interactions.
- Proficiency in using property management software and other relevant computer applications.
- Knowledge of relevant legislation and regulations related to residential lettings is advantageous.
- A proactive and problem-solving mindset, with the ability to handle challenging situations and find appropriate solutions.
Woking Hours and Felxibilty:
- This position offers hybrid working arrangements, allowing flexibility between working remotely and attending the office as required.
- Standard office hours are Monday to Friday, but occasional evening or weekend work may be necessary to accommodate property viewings or emergencies.
